1/14/2025 - EXCESS ELECTRIC USAGE
The HOA has obtained information from SDG&E showing that electric usage for December and early January is markedly higher than normal. Usage is roughly 50% above normal, meaning that the monthly bill will be $400 to $500 higher than normal. From the pattern of usage, it is clear to the HOA that this is not just a random variation in usage. Someone in the complex is knowingly using large amounts of power. Residents are reminded that the electric outlets in garages are not to be used for charging electric vehicles or for appliances such as refrigerators, freezers, washing machines, or dryers.

11:30 pm until 6:00 am is roughly 800 watts per hour and from 6:00 am
until 11:30 pm is between 1800 and 2000 watts per hour. These levels
are shown by the red lines on the bar charts.
1/14/2025 - ELECTION RESULTS
Ballots for the 2025FY Board of Directors election were received from 14 of the 24 units in the complex. There were no write-ins. Mark, Andi, and Steve were re-elected to the Board. They will continue as officers for the coming year.
1/1/2025 - DUES INCREASE
HOA dues have increased to $532 per month. A late charge of $35 applies to dues not received by the 15th of the month.
12/24/2024 - INTRUDER IN COMPLEX
The HOA has become aware that an intruder has been in the complex late at night on more than one occasion. The police have been notified.
11/05/2024 - PEDESTRIAN GATE CODE HAS CHANGED
The code for all pedestrian gates (4534-36, 4538, mailboxes, 4540, 4542-44, spa) has been changed.
10/22/2024 - 2025 FY BUDGET ADOPTION, DUES INCREASE,
RULES CHANGES
At its meeting on October 22, the Board adopted a budget for 2025 FY. Monthly dues will increase to $532 effective January 1, 2025. The Board adopted the rule changes first considered at the September 17 meeting.

8/15/2024 - INSURANCE
The HOA's existing insurance policies have been renewed for 2024-25. Updated insurance information is on the Documents page.
8/15/2024 - DRIVEWAY VIDEO
The HOA now has access to video in some of the generally accessible common areas (primarily driveways). It is not monitored in real time. It is not available for viewing unless an owner makes a written request for specific times and that request approved by the Board of Directors in its absolute discretion.
8/1/2023 - WATER HEATER MAINTENANCE AND REPLACEMENT
Once again, an owner's failure to maintain or replace their water heater resulted in a leak into a common wall. Substantial -- and very expensive -- damage resulted to both units for which the owner of the water heater will have to pay. Water heaters are an owner responsibility. They do not last forever. Replacing an old water heater isn't cheap, but it is FAR less than what it will costs when it leaks into a wall.
8/1/2023 - ORGANICS RECYCLING
Waste Management is now picking up organics recycling in the green barrel once a week on Wednesdays. If you notice that it has not been picked up on schedule (i.e., barrel still filled on Wednesday evening or Thursday morning), please let the HOA know. A copy of WM's recycling poster is posted on the Documents page.
Only put in the green barrel the organics that are listed:
Food waste -- Produce -- Dairy -- Bread, pasta, rice, etc.
Meat, fish, poultry -- Yard waste (no soil) -- Coffee grounds
Food soiled paper (nothing including any metal or plastic)
Organic waste can be put directly into the barrel without being bagged. But if you use bags, they must be compostable bags labeled as such or brown paper grocery bags. Absolutely no plastic bags.
For now, please avoid putting cardboard boxes in with organic recycling. The single 64-gallon barrel is only picked up once a week. Boxes will fill the barrel preventing more appropriate material to be disposed of. If experience shows that the 64-gallon barrel is too small on a consistent basis, the HOA will look into adjusting the mix of a barrel and dumpsters.
Fines for contaminating the organics recycling -- up to $500 plus disposal costs -- will be vigorously enforced.
4/16/2023 - BREAK DOWN CARDBOARD BOXES
It would be appreciated if the residents who can't seem to be bothered to break down their cardboard boxes would get with the program. You can be fined $50 a box. Your address is usually printed on the box, so the HOA can find you.
3/7/2023 - MOTORCYCLE PARKING SPACE
The Board approved creating one reserved motorcycle parking space at the far eastern end of the complex. Specific rules apply. See the Rules & Forms page.
9/20/2022 - PROBLEMS WITH DUES AND BILL PAYING SERVICES
The HOA has noticed that dues checks from the Wells Fargo bill paying service are taking ten days or more to arrive. There are no noticeable issues with other bill-paying services. It is not a mail delivery issue. So that there is no uncertainty, all delays in receipt of monthly dues are the responsibility of the owner. If a check from a bill-paying service arrives after the 15th of the month, the late charge will be imposed.
