8/12/2025 - DRIVEWAY REPAIRS
The HOA is arranging for the driveway and parking area to be resealed and parking spaces repainted. The entire area will be inaccessible for two successive days, including the intervening evening/night while the asphalt sets.
Monday, August 25 at 8:00 a.m. to
Tuesday, August 26 at 5:00 p.m.
There will be NO vehicle access while the work is being done. Vehicles must be removed from every outdoor parking space. Vehicles in garages when work starts must remain in garages for the entire two day period. Pedestrian access will be available starting Monday evening.
If your car is in the parking area after 8:00 a.m. on a day when work is scheduled, the $100 parking fine, the $250 maintenance access fine, or both will be imposed. There is no grace period. The HOA will be calling a towing company at 8:01 a.m. The tow will be at your expense. If you drive on the asphalt when access is limited, you will be fined $100 AND will pay for any damage to the asphalt. (There are cameras, so you will be seen.) Gates may be padlocked or the gate power turned off to prevent improper access and/or damage to the asphalt while it sets. Pushing open a gate will trigger a $500 fine.
Being Out of Town
If you plan on being out of town, you must make arrangements to park your car elsewhere or to leave the keys with someone who will be able to move it.
8/12/2025 - AB 130 RULES UPDATE
At its August 12 meeting, the Board adopted changes to the Rules & Guidelines to comply with recent changes in state law (AB 130). An updated edition of the Rules has been posted to the website.
7/18/2025 - RULES UPDATE AT NEXT BOARD MEETING
At the August 12 Board meeting, the HOA will be making technical changes to the Rules & Guidelines relating to fines to comply with a recent change in state law.
1/1/2025 - DUES INCREASE
HOA dues have increased to $532 per month. A late charge of $35 applies to dues not received by the 15th of the month.
8/15/2024 - INSURANCE
The HOA's existing insurance policies have been renewed for 2024-25. Updated insurance information is on the Documents page.
8/15/2024 - DRIVEWAY VIDEO
The HOA now has access to video in some of the generally accessible common areas (primarily driveways). It is not monitored in real time. It is not available for viewing unless an owner makes a written request for specific times and that request approved by the Board of Directors in its absolute discretion.
8/1/2023 - WATER HEATER MAINTENANCE AND REPLACEMENT
Once again, an owner's failure to maintain or replace their water heater resulted in a leak into a common wall. Substantial -- and very expensive -- damage resulted to both units for which the owner of the water heater will have to pay. Water heaters are an owner responsibility. They do not last forever. Replacing an old water heater isn't cheap, but it is FAR less than what it will costs when it leaks into a wall.
8/1/2023 - ORGANICS RECYCLING
Waste Management is now picking up organics recycling in the green barrel once a week on Wednesdays. If you notice that it has not been picked up on schedule (i.e., barrel still filled on Wednesday evening or Thursday morning), please let the HOA know. A copy of WM's recycling poster is posted on the Documents page.
Only put in the green barrel the organics that are listed:
Food waste -- Produce -- Dairy -- Bread, pasta, rice, etc.
Meat, fish, poultry -- Yard waste (no soil) -- Coffee grounds
Food soiled paper (nothing including any metal or plastic)
Organic waste can be put directly into the barrel without being bagged. But if you use bags, they must be compostable bags labeled as such or brown paper grocery bags. Absolutely no plastic bags.
For now, please avoid putting cardboard boxes in with organic recycling. The single 64-gallon barrel is only picked up once a week. Boxes will fill the barrel preventing more appropriate material to be disposed of. If experience shows that the 64-gallon barrel is too small on a consistent basis, the HOA will look into adjusting the mix of a barrel and dumpsters.
Fines for contaminating the organics recycling -- up to $500 plus disposal costs -- will be vigorously enforced.
